Real completed work: window restrictors, tap replacement and a leak repair for a social housing provider in Whittlesey.
Multi-trade support
For individual homes, HMOs and managed buildings, we can review a work order or an itemised schedule. The correct specialist trades are needed for regulated activities; a maintenance visit does not replace statutory inspections.

Related trade serviceWe welcome enquiries for one-off work orders, agreed blocks of void works and subcontracted maintenance packages. A national contract, existing housing-association framework place or guaranteed emergency SLA should never be assumed.
If your organisation has a supplier onboarding process, send its requirements first. We can discuss the specific insurance documents, staff competency evidence, RAMS, site inductions and reporting format relevant to the proposed work.
Share sensitive tenant or address details securely once the work arrangement is agreed.
Tell us the location, number of properties, repair list and whether the home is occupied. Redact personal details from initial documents.
We discuss the job priority, tenant or caretaker access, reporting needs and any specialist competencies or site requirements.
The scope, materials, availability, timescales and approval process are agreed before work is booked. No automatic SLA or guaranteed attendance is implied.
Where captured, we supply before-and-after photos, work notes and relevant trade documentation. Technical certificates are separate where required.

Documented local project
At a shared property managed by a social housing provider, we fitted window restrictors, resolved a minor under-sink leak and replaced a kitchen tap. The job shows several small repairs coordinated within one visit.
This is evidence of a completed job for a social housing provider—not a claim that we currently hold a long-term social housing maintenance contract.
View the full project and original photographsThe landlord's statutory obligations
Awaab’s Law applies to social landlords in England. The rules that began on 27 October 2025 include all emergency hazards and significant damp and mould hazards. Government guidance explains the reporting, investigation and safety deadlines.
From 30 November 2026, the published Phase 2 guidance provides for additional significant hazards, including specified fire, electrical, structural, fall, hygiene and temperature-related risks. The rules depend on the defined risk threshold, rather than every minor repair triggering the same statutory deadline.
The social landlord must triage hazards, inform tenants and comply with legal timescales. A contractor’s attendance and work programme must be agreed separately.
Emergency hazards: investigate and make safe within 24 hours.
Potential significant damp and mould hazards: investigate within 10 working days and make safe within 5 working days after investigation.
Written summary: normally within 3 working days of completing the investigation, subject to the statutory exceptions.
Guidance checked 20 October 2026. This is general information, not a hazard assessment or legal compliance guarantee.
Understand the difference between the landlord’s statutory duty and a contractor’s agreed scope.
