Use this free online tool to check your Peterborough rental property against HMO and selective licensing rules, gas safety (CP12), an Electrical Installation Condition Report (EICR), an Energy Performance Certificate (EPC), smoke and carbon-monoxide alarms and tenancy deposit protection. Answer a short set of questions and get a personalised, plain-English action list with official source links — no account, no email and no payment required to see your results.
This checker provides general information based on the answers you enter. It is not legal advice and does not certify that a property is compliant.
The Peterborough Landlord Compliance Checker reviews a rental property against the legal requirements a Peterborough landlord must meet, then returns a colour-coded action list with plain-English explanations and links to official sources. There is nothing to install and nothing to pay — the checker runs in your browser and shows your results instantly.
Free, anonymous and no account required. Where a finding maps to one of our services you can request a quote, but you do not have to. The full breakdown of how the checker works, official sources and frequently asked questions appears below the tool.
Tell us where the rental property is so we can give you the right local checks.
We use this to determine Peterborough coverage. It is never made public.
The checker reviews gas safety, the Electrical Installation Condition Report (EICR), the Energy Performance Certificate (EPC), smoke and carbon-monoxide alarms, Peterborough HMO and property licensing, tenancy deposit protection and any reported repair concerns for a rental property in England — with Peterborough-specific licensing conclusions for properties in Peterborough City Council's area.
Each question is evaluated against a deterministic rules engine (not an LLM) and produces one of four statuses: action or verification required, expiring soon, no issue identified, or not applicable based on your answers. The checker never states that a property is "fully compliant".
You answer eight short steps of questions about your property, certificates and occupancy. Your progress is saved automatically in your browser session so you can return without losing your place.
After a check-your-answers review screen, the checker runs the rules engine, returns an ordered action list with official source links, and offers to connect you to the relevant 360Fix service where one applies. No account, email address or telephone number is required before your results are shown. You only enter contact details if you choose to ask 360Fix to arrange a service.
Landlords of residential rental property in Peterborough must meet the national requirements for gas safety, EICR testing, an EPC minimum rating, smoke and carbon-monoxide alarms, and tenancy deposit protection. Properties meeting the HMO threshold (five or more occupants forming two or more households sharing facilities) require a mandatory HMO licence from Peterborough City Council. Three or four unrelated occupants sharing facilities may fall under the Additional HMO Licensing scheme that came into force on 26 January 2026. Selective licensing applies only in designated areas, so it must be confirmed with the council.
Key provisions of the Renters' Rights Act commenced on 1 May 2026, including the new periodic tenancy framework and the abolition of Section 21 "no-fault" eviction for the private rented sector. Landlords should be aware that the new tenancy system, PRS database registration and PRS Ombudsman membership requirements now apply. The checker does not audit PRS database registration or Ombudsman membership directly — confirm these through the official Renters' Rights Act guidance for landlords (gov.uk) .
An Electrical Installation Condition Report (EICR) must be carried out at least every five years on residential rental property in England, or at the start of a new tenancy if no valid report exists. The next inspection date printed on the report takes priority over the five-year fallback.
If the report is unsatisfactory or contains C1, C2 or further-investigation codes, the required action is remedial electrical work by a qualified electrician — not another EICR by default. See our guide to what C1, C2, C3 and FI mean, and what happens after an unsatisfactory EICR. 360Fix can arrange a new EICR inspection or remedial electrical work depending on the finding.

A landlord who supplies gas appliances or flues must hold a current Landlord Gas Safety Record (CP12) and renew it every 12 months using a Gas Safe registered engineer. The record must be given to existing tenants within 28 days and to new tenants before they move in.
Where no gas appliances are supplied, the requirement does not apply. Where gas is present but the record or date is unknown, the checker returns "verification required" rather than a breach conclusion. 360Fix can arrange a gas safety certificate through a Gas Safe registered engineer.
A valid Energy Performance Certificate (EPC) rated E or above is generally required to let a residential property in England. EPCs last 10 years. A property with an F or G rating must either be improved or have a valid exemption registered on the PRS Exemptions Register. The checker never states that every building requires an EPC — some buildings are exempt and the requirement is shown as a matter to verify.
360Fix does not provide EPC assessments directly. The checker links to the official Find an energy certificate register so you can search for an existing record and to the MEES landlord guidance for the minimum-rating rules.
At least one smoke alarm must be installed on every storey of a rental property used as living accommodation, and a carbon-monoxide alarm must be installed in every room used as living accommodation that contains a fixed combustion appliance (excluding gas cookers). Alarms must be tested on the first day of the tenancy.
HMO licence conditions and fire-risk circumstances may require additional precautions such as interlinked mains-powered alarms — check the HMO licence and seek specialist advice. 360Fix can arrange smoke and CO alarm installation through an appropriately competent electrician.
HMO and property licensing in Peterborough covers three categories. A mandatory HMO licence applies to properties with five or more occupants forming two or more households sharing facilities. An additional HMO licence applies under the city-wide scheme that came into force on 26 January 2026 to properties with three or four unrelated occupants sharing facilities. Selective licensing applies only in designated areas and must be confirmed with the council — the checker never assumes selective licensing does or does not apply without a maintained address dataset.
A building converted into self-contained flats may be a Section 257 HMO if it does not meet the 1991 Building Regulations conversion standard and more than one-third of units are rented — this requires verification with the council. 360Fix does not issue council licences but can arrange HMO maintenance or pre-inspection repairs.
For a shared property in Peterborough, use our free HMO maintenance checklist generator with PDF report to record checks, flag missing information and plan repairs. This complements the wider landlord compliance checker; neither tool certifies compliance.
For practical help preparing property records or addressing items on a Home Safe inspection report, see our Selective Licensing Support service and our guide to itemising inspection repairs and keeping completion evidence. Confirm licensing coverage and application requirements with Peterborough City Council first.
360Fix can arrange the following services where a finding maps to one. Prices are inclusive of VAT where shown.
EPC assessment is not offered as a 360Fix service until an accredited assessor arrangement is recorded. Deposit protection issues link to official government guidance only.
Each answer is evaluated against a deterministic, versioned rules engine. The rule engine never uses an LLM to decide whether a legal requirement applies or whether a user is compliant. AI is only permitted (in a later phase, not this release) for extracting candidate dates and fields from uploaded certificates, and every AI-extracted field is shown to the user for confirmation before evaluation.
Results are ordered: immediate safety-related action, then expired or overdue items, then items expiring soon, then verification required, then no issue identified, and finally not applicable. The phrase "fully compliant" is never used in any result.
Legal information last reviewed: 19 August 2026. Rules version 2026-08-19-v1. Each rule stores its own source URL, jurisdiction, effective date and last-reviewed date. An administrator reviews and records the legal review date — rules are never automatically changed based on AI or web content.

Peterborough-specific licensing conclusions (mandatory HMO, additional HMO, selective licensing) are only returned for properties in Peterborough City Council's area. For properties outside Peterborough, contact the relevant local council and confirm 360Fix service availability.
The rules are versioned. Each rule stores its own source URL, jurisdiction, effective date and last-reviewed date. An administrator reviews and records the legal review date. Rules are never automatically changed based on AI or web content.
This is a fictional example for illustration only. It is not a real address or tenancy.
Property: A 3-bedroom terraced house in Peterborough (PE1 — example postcode), occupied by three unrelated adult tenants who share a kitchen and bathroom.
Certificates: No gas appliances supplied. EICR satisfactory, next inspection 14 months away. EPC rating D, valid until 2032. Smoke alarm on every storey, no fixed combustion appliance. Deposit taken and protected.
What the checker would return:
The combined booking panel would offer HMO maintenance or pre-inspection work only. No "fully compliant" message would appear.
